“Booking” means the period for which you have paid to stay at the Property

“Property” means REEF COTTAGE and all its fixtures, fittings and equipment

“Management” means the Owners of the Property

“Guests” means the person(s) who stay overnight in the Property during the Booking

“Visitor” means a person a Guests permits to visit the Property during the Booking


Payment of the Deposit constitutes acceptance of these Terms and Conditions.


Check-in time is not before 2.00 pm on the arrival date and check-out time is not later than 10.00 am on departure date.

Late departure is subject to prior arrangement.


Your booking payment is split into two portions – the initial deposit and the remaining balance.

You may pay both portions (the full amount) in Australian Dollars, upfront or pay the deposit initially and subsequently pay the remaining balance.

The remaining balance is due 28 days prior to occupancy.

Where your stay commences in less than 4 weeks from the time of Booking, the full amount must be paid up front.


The following policy applies to cancellation or amendment of a reservation:

i)Cancellation 7 full days before arrival date, 50% balance charge will be refunded

ii)Cancellation less than 7 days notice, nights not spent are not refunded

iii)Date changes within a reservation (late arrival/early departure), nights not spent are not refunded

iv)Prepaid deposit is non refundable


A bond of $150 AUD is required in cash payment on arrival.

The bond is returned once our property has been inspected and deemed left in a similar state to your arrival.

Any damage, loss or expense by Management as a result of breach of the terms and conditions such as but not limited to breakage, excess cleaning, extra guests beyond those declared will be charged to the bond.


Only the agreed number of guests can stay at the property.


For long stays, cleaning and linen change usually occurs after 3-5 nights stay at no cost. If more upon request, it will be at additional cost.


If the property becomes unavailable for your occupancy due to unforeseen circumstances, then Management will inform you immediately and monies you have paid will be refunded in full.


Management has no liability to you or any member of your party for death or personal injury incurred. We are not responsible for any loss, damage or theft to your personal property during your stay. We advise that you obtain the appropriate insurance cover for protection against accident, injury or loss of property.


Management reserves the right to evict guests without compensation in the case of anti-social behaviour, unreasonable breakages, if smoking restrictions are not observed, if visitors are causing a fire risk, if the accommodation is being misused, or if there is a breach of these terms and conditions.

12   HOUSE RULES in simple points

a) No parties

b) Only the agreed number of guests may overnight

c) Due to proximity to nature reserve, cleaning vigilance required to keep bugs out

d) Rubbish:

i) food waste in designated freezer/bins

ii) paper, glass & plastics in recycling bin under kitchen sink

iii) other waste in bins within kitchen cabinet

e) The pool:

i) children must be supervised in the pool area

ii) no foreign material to be thrown into pool

iii) do not use the pool light to take off across the pool

f) Remove food traces from BBQ after use

g) Strictly no smoking

h) No pets

i) No sand and shoes in the house, use foot wash

j) Leave the house as you found it

k) Security deposit $150 cash on arrival & refunded on departure

l) We reserve the right to administer a charge should there be violation of our terms and conditions
